Start with a conversation, not a pile of paperwork
You do not need to upload documents to request a consultation. This checklist is a general starting point, not a fixed lender requirement. Meshesha can explain which records may be appropriate for the type of mortgage you are considering.
Do not send identity documents, account numbers, a Social Insurance Number, or detailed financial records through the consultation form or ordinary email. Ask for an appropriate secure submission method first.
Identity and contact information
- Government issued identification, as requested by the brokerage or lender.
- Current address and reliable contact details.
- Other identification or verification records if needed.
Income and employment records
- Recent pay statements or an employment letter, where applicable.
- Tax documents or notices of assessment, depending on your income circumstances.
- For self employment, business records or other income evidence a lender requests.
- Supporting records for other income sources where relevant.
Property and existing mortgage information
- For a purchase, the agreement of purchase and sale and relevant property details.
- For a refinance or renewal, a current mortgage statement and renewal information, if available.
- Property tax information and details of other financing registered against the property.
- An appraisal, if required by the lender.
Available funds and financial obligations
- Proof of available down payment or other funds, where applicable.
- Records showing the source of funds, as requested.
- Information about current debts and payment obligations.
- Other bank or financial statements needed for lender assessment.
Credit event documents, if applicable
Requirements depend on the lender and the status of the situation. Ask your Licensed Insolvency Trustee or legal adviser if you need help understanding or obtaining insolvency documents. This checklist is not legal advice.
- Bankruptcy discharge documents, where available and requested.
- Consumer proposal records or completion documents, as applicable.
- Other records a lender requests to understand your current circumstances.
